Terms of use

A paid plan is a lookup seat or a coverage subscription. A successful place brief is one address or one place id. It can include the situs, parcel id, and, when the public roll publishes them, the owner of record and the tax-roll mailing address for that single parcel, with a source citation.

Florida seats cover Florida. Multi-state seats cover the states loaded in the index. Larger brief pools (25,000, 50,000, and 250,000) are one organization and one login. Teammate invites are not included. The coverage plan is county scores only. Prices and included briefs are on the pricing page. Stripe bills the subscription. You can manage or cancel in the Stripe Customer Portal from Account.

The anonymous public lookup stays free, with a daily note after repeated briefs. It is not a paid seat.

AssessorBrief does not sell a copy of the roll.

• No bulk export of owners or tax-roll mailing addresses.
• No county, ZIP, or wildcard dump, and no CSV or GeoJSON of owner or mailing columns.
• No national address file. Address points are lookup-only, one place at a time.
• No people search, lead list, or skip-tracing file.

You may not use the service to:

• Compile mailing lists, or resell owner or mailing fields as a list.
• Fuse results with skip-tracing or other people-search data.
• Produce a consumer report under the Fair Credit Reporting Act, or use a brief for credit, insurance, employment, or tenant screening.
• Circumvent an address-confidentiality program, or try to recover a suppressed or confidential record.
• Resell the National Address Database, or any other lookup-only source, as a downloadable file.

A breach of this section is grounds for suspending the seat and the API key. Fees already paid are not a credit toward a prohibited use.

An owner of record and a tax-roll mailing address, when the public assessor or GIS roll publishes them, are fields on that one parcel. They are not proof of who lives there. Rolls that do not publish a name, including California situs-only and New Jersey name-redacted files, omit it. AssessorBrief does not invent a person.

People appear only as a public role at a place. The product is not a consumer report.

Facts cite the public assessor, parcel, or GIS source that published them, along with Census, address, and named-place layers where those are part of the brief. Coverage scores are aggregates AssessorBrief computed. A citation is not a warranty that the county file is current or complete.

A magic-link email creates the organization that holds the seat. Paid Checkout is billed by Stripe. Use the same email when you sign in so the subscription stays on that organization. The Customer Portal is where you update the card or cancel.

API keys are bound to the organization. The secret is shown once. Successful briefs count against the monthly allowance. Requests that fail, or that are rate limited, do not. A public-demo key stops at its included count. A paid plan keeps working after that count. Each extra brief is metered at the overage price on the pricing page and added to the Stripe renewal invoice for the completed UTC month. A public-demo key stops at 50 briefs and is not invoiced.

AssessorBrief may refuse or end a subscription that is used for a prohibited purpose, for scraping beyond the published rate limits, or for resale of lookup-only data as a file.

A brief is a reading of public records tied to a place. It is not a title opinion, a survey, an appraisal, or legal advice. Confirm anything you will rely on with the publishing office.
